Warehouse in Belgard Retail Park gets the green light

PERMISSION has been granted to Bryant Park QIAIF ICAV for the development of a retail warehouse in Belgard Retail Park in Tallaght, while the same applicant has also submitted a new application this month seeking permission to construct a café/restaurant to be located in the retail park’s carpark.

Concerning the application which was granted permission, the applicant proposed that the unit would be located adjacent to Unit 7 in the northwest of the retail park, with plans for it to contain 1,409 sq m of ground level retail floorspace and 995 sq m of retail warehouse and storage space at mezzanine level.

There are provisions for signage for the unit and a service area to the rear.

The application also included plans for the demolition of the existing 16 sq m single-storey access building to make way for a new stand-alone, above-ground pumphouse.

It was proposed that the on-site sprinkler tanks would be retained, and that the proposed new pumphouse would be 22 sq m and would be located along the eastern boundary of the site.

The submission included plans for the removal of 82 existing public and staff car-parking spaces, the repositioning of ten car-parking spaces to the eastern boundary and 11 new car-parking spaces at the rear of the proposed unit.

South Dublin County Council granted permission for the development on December 4, with a number of conditions.

These conditions include the requirement for all external finishes to harmonise in colour and texture with the existing retail units, and that all public service cables to the site, such as electricity and ICT, will be located underground.

Elsewhere, Bryant Park submitted a separate application this month seeking permission for the construction of a café/restaurant unit with an overall height of 4.05 metres and a total gross floor area of 175 sq m, to be located in the central section of the car park of Belgard Retail Park.

There are provisions for signage for the unit, an outdoor seating area, a bin store, landscaping and all associated site works.

The plans include the removal of 40 existing car-parking spaces and the provision of eight new car-parking spaces to the south of the proposed café/restaurant unit.

It is also proposed that there will be a two-metre-wide footpath from the proposed café/restaurant unit to the retail warehouse units.

A decision on this application is due from the council by February 10.
