Fast-track plan for 496 apartments in Ballyboden

A SITE notice, outlining plans for the construction of a 496-unit residential development at the former site of the Augustinian Order in Ballyboden, was erected last week.

Applicant Shannon Homes intends to lodge the plans with An Bord Pleanála under the fast-track planning scheme as a Strategic Housing Development (SHD).

The proposed development is to consist of 496 apartments, to be housed across three apartment blocks, ranging from two- to seven-storeys in height.

There are to be 36 one-bed apartments, 391 two-bed apartments, and 69 three-bed apartments, which are all to contain private balconies or terraces.

The first two blocks are to be six- to seven-storeys high, consisting of 152 units and 141 units respectively, while the third block is to be five- to six-storeys high and will house 197 apartments.

Provision for a new public park along Taylor’s Lane, and for 372 car parking spaces and 1,144 bicycle spaces is also accounted for in the plans.

The plans also include revised vehicular access from the Edmondstown Road and an emergency vehicular access point off Taylor’s Lane.

The plans have not yet been submitted to An Bord Pleanála for consideration.

As reported in The Echo last November, the 8.6-acre site was sold to Shannon Homes by the religious order for a reported €20m.
