Belgard Square North to offer ‘affordable rents for moderate income households’

PLANS for the development of 150 affordable homes at Belgard Square North in Tallaght are expected to reach the Part 8 public consultation process in the near future.

At Monday’s monthly council meeting, a presentation was given by the council in relation to the plans, detailing a proposal for the housing to be a bespoke development for long-term rental at significantly less than market rates.

The aim of the development is to offer affordable rents for moderate-income households, according to the council, and it is proposed that the development will be a joint housing venture with Approved Housing Bodies such as Tuath Housing and Oaklee Housing.

It is hoped that the development will offer secure tenancies through professional long-term management and stock retention, a sustainable funding model, and an alternative rental model bridging the gap between private rented housing and social housing.

The construction of a link road from Belgard Square North to Cookstown Industrial Estate, which will likely serve future residential developments in Cookstown and Belgard Square North, began last December, with the council stating that the road is “essential to facilitate the future development of the Cookstown area”.

The local authority stated that the next step of the Belgard Square North residential development will be the commencement of the Part 8 public consultation process, however they didn’t provide a timeline for when they expect this process to begin.
