Further consideration needed on 620 units at Killinarden site

PLANS for the development of 620 residential units in the foothills of Killinarden “requires further consideration”.

The Arden Team DAC is in the process of engaging with An Bord Pleanála for a Strategic Housing Development consultation at ‘The Foothills’ of Killinarden and Kiltalown, Tallaght.

Lodged in October 2021, the application incorporates 434 houses and 186 apartments.

The month before that, South Dublin County councillors voted in favour of selling the then council owned land to the private developer for €14million.

Overall, the application is for a mixed-tenure housing development which incorporates social, affordable, and private dwellings.

Heavily weighted towards affordable homes, 60 percent of the development is projected to sell for an average of €250,000 or less per home.

Meanwhile, 20 percent of the development is expected to be delivered as social housing units and the entire project is subject to receiving full planning permission.

South Dublin County Council is entering into a development agreement with The Arden Team DAC, which is comprised of Sisk Living, Kelland Homes and Ó Cualann Cohousing Alliance CLG.

According to the council, The Foothills is expected to be delivered over several phases starting with 278 homes estimated to be completed by 2024, 217 homes in 2015 and the final 125 homes in 2026.

As reported in The Echo, the residential development will be located on lands currently used by Sacred Heart FC – but the sports club will be provided with a new clubhouse.

The clubhouse will be developed in tandem with the first phase of the construction of the residential aspect of the development, according to Cllr Dermot Richardson.

At that time, Chief Executive of South Dublin County Council, Daniel McLoughlin, stated that “this initiative is a crucial element of our plans to deliver over 4500 social and affordable homes over 5 years”.

The Arden Team DAC went through the consultation process with An Board Pleanála.

On March 15, 2022, the Board gave notice to the developer that the application “requires further consideration/amendment”.
