176 unit development plans at Sons of Divine Providence

A NEW housing delivery project manager was appointed in December to oversee the proposed site for 176 social housing units at Sons of Divine Providence (SDP) in Ballyfermot.

The main stakeholders for the development are Dublin City Council in partnership with SDP.

In 2022, the Departmrnt of Housing, Local Government and Heritage (DHLGH) approved €67m in funding for development at the 1.5 hectare site, which is bounded by Sarsfield Road, First Avenue, Sarsfield House and Long Meadows pitch and putt grounds in Ballyfermot.

According to the city council, a meeting of the Sarsfield Working Group is expected to be convened in the first quarter of 2024.

At the Dublin South Central area meeting, Cllr Daithí Doolan (SF) asked for an update on the project.

In response, DCC said they collaborated extensively with the SDP and Department of Housing to “agree a pathway that allowed the project progress.”

“Substantial progress was made on identifying and resolving issues with a number of council departments involved at various stages. A development agreement will include title exchange and allow the project advance to stage 2.

“The identified proposal is a 176 unit development in three blocks. The proposal allows for one block of 60 sheltered units to be owned and managed by the Sons of Divine Providence (an AHB) with Dublin City Council operating intergenerational social housing from the other two blocks. Dublin City Council would retain nomination rights for all 176 dwellings in this proposal.”
