3,877 social and affordable houses set to be delivered

ACCORDING to a recent report, South Dublin County Council expect to deliver 3,877 social, affordable purchase and cost rental houses from 2021-2025.

At the Council’s recent monthly meeting, an updated schedule was revealed of the major council-led housing projects across the county which are in varying stages of development.

Four of the major social housing developments are located at Kilcarbery in Clondalkin, Killinarden in Tallaght, Clonburris, Clondalkin and Belgard Square North, Tallaght.

The development at Kilcarbery, which consists of 1,034 homes, commenced construction on April 12, and is expected to be completed on a phased basis from 2022-2025, with phase 1 of the project due for competition in September 2022, which will comprise of 301 units.

The development will be built on a 72-acre publicly owned site, with 30% of the homes used for public housing, and includes a mix of three and four-bedroom houses and one, two and three-bedroom apartments and three-bedroom duplexes.

Located adjacent to Corkagh Park, Kilcarbery Grange will be developed with a new village centre with community retail and creche facilities and is designed by BKD architects.

The plans of the development at Killinarden to deliver 620 homes is currently at ‘final stage of a competitive dialogue procurement process’, according to South Dublin County Council. The development is proposed to consist of 60% affordable housing, 20% social housing and 20% private. The plans also include a large community and sports facility.

The development at Clonburris, Clondalkin is planned to be delivered in two stages. Phase 1, at Kilshogue South West, will consist of 271 social, affordable, purchase and cost rental housing.

The part 8 for the development is due to issue in September 2021 and is currently at screening and surveying stage. According to the council, there has been ‘extensive engagement’ with existing residents at the site, which has delayed key surveys.

Phase 2 of the development, which is the canal extension, will consist of 113 new homes – which will be half social and half affordable. The design team appointment is due to take place later this month.

The part 8 for the development of 133 cost rental apartments at Belgard Square North was approved in December 2020, with the final tender expected in the final quarter of this year.
