€42m residential plans are denied permission

A RESIDENTIAL development, which is believed to be valued at €42 million, has been denied planning permission after the developer failed to meet statutory requirements relating to public notices.
Developer MacCabe Durney Barnes Ltd had planned to meet their requirements to provide 10 percent of the units of the development for social use at a cost of €4.2million inclusive to South Dublin County Council.

The 131-unit Strategic Housing Development went straight to An Bord Pleanála (ABP) due to legislation that was introduced to fast-track housing developments in response to the housing crisis.
The proposal was made up of 59 apartment units comprising of 18-one bed, 38 two-bed and three three-beds along Stocking Lane in Ballyboden.
51 duplex apartments comprising of 11 one-bed, 23 two-bed and 17-three bed units across seven blocks were also included in the proposal along with 21 two-storey houses – ten of which featured roof space rooms.
A creche facility was also featured among the plans, 167 car parking spaces and 288 bicycle spots.
There was a total of 49 submissions from parties with Ballyboden Tidy Towns, resident’s associations and local politicians among them opposing the development.
After passing through a pre-planning consultation, the council had recommended that planning permission be given the green light but the developer fell short of the mark at the final hurdle.
The application was denied planning permission by ABP after the developer did not meet the requirement of providing adequate public notices, like what would be found in The Echo, stating that the housing was in conflict with the county development plan.
