
479 build-to-rent units set for industrial estate

PERMISSION has been granted for the development of 479 build-to-rent residential units at the former Concorde Industrial Estate on the Naas Road in Walkinstown.
The plans for the extensive development, which were lodged with An Bord Pleanála last May as a fast-track application, include provision for commercial units at ground floor, a crèche, 238 car-parking spaces, 200 of which are to be in the basement, and over 500 bicycle parking spaces.

Local councillors voiced their concerns about the planned development at a South Central Area Committee meeting last June, where councillors highlighted issues such as the lack of three-bed units in the proposed development, and the impact the development could have on traffic.
In its application, property company Development Ocht sought permission for the development of 492 units, however in its decision to grant planning permission last week, ABP directed that the number of units are to be scaled down to 479.
ABP instructed in its grant of permission that, in place of the omitted units, the areas “shall be for residential support facilities and/or resident services and amenities.”
The appeals body also stated that the units can “be used for long term rentals only. No portion of this development shall be used for short term lettings.”
