545 social homes under construction with 79 expected this year in Lucan

545 social homes are under construction in the Lucan/Palmerstown area, with 79 expected to be delivered before the end of the year.

A further 181 are scheduled for delivery in 2026, with 26 additional affordable purchase homes set to be advertised for sale in the coming calendar year as well.

438 new cost-rental homes are also scheduled to be delivered from now until the end of 2026.

All of these homes under construction are being delivered under South Dublin County Council’s delivery programme via direct build, Part V of the Planning and Development Act 2000 or in partnership with Approved Housing Bodies.

Part V allows the State to capture a portion of the increase in land value resulting from the granting of planning permission for residential development.

This then provides for local authorities to acquire 20% of land at existing use value and deliver homes on this land to those households who qualify for social and affordable housing support.

According to SDCC’s Housing Delivery Action Plan 2022-2026, Lucan is expected to receive 406 social homes in 2025 and 2026 while Palmerstown-Fonthill can expect 352.
