
95-unit residential Ballyboden development deemed invalid

AN APPLICATION for planning permission for a 95-unit residential development in Ballyboden has been declared invalid by South Dublin County Council, who stated that one of the reasons that the application was deemed invalid was because of “discrepancies” in measurements.
The development, which concerned a site on Stocking Lane, was to be a mixed residential development consisting of 46 apartments, to be housed across three blocks, and 49 houses.

Applicant MacCabe Durney Barnes Ltd submitted an application on May 9 seeking permission for the development of 36 two-bedroom and ten one-bedroom apartments, and a mixture of two- and three-storey houses consisting of five-bedroom, four-bedroom, three-bedroom and two-bedroom dwellings.
Provisions for one creche and one retail unit were also included in the application.
The applicant outlined plans for a new entrance location and design at Stocking Lane, with a new access road and pavement to service the development.
There were also provisions for a new separate pedestrian access with a cycleway and path off Stocking Lane, and a new pedestrian access point to Springvale.
South Dublin County Council deemed the application invalid on May 17, citing a number of reasons including “discrepancies” in measurements and dimensions that were submitted with the application and measurements which were taken when the council undertook a spot check, and they further added that some of the submitted measurements were “illegible”.
The council also described the erection of a single site notice as “insufficient”, and that this was one of the two reasons why the application was deemed invalid by the council.
The applicant was instructed to submit any documentation in the same format as they had submitted in the invalid application if they wished to resubmit the application.
