ABP overturn council decision on apartment block

DUBLIN City Council’s decision to refuse permission for a part-two/part-five storey apartment block on the Old Naas Road has been overturned on appeal.

Arcourt Limited’s plans for the site, which is to the south-east of the Sheldon Park Hotel, centre on the development of a 12-unit apartment block.

The apartments comprise six one-bed units and six two-bed units, each with associated balconies/terraces, with pedestrian access from Old Naas Road.

The proposed development includes 24 bicycle spaces at surface level 88 vehicle parking spaces, and the vehicular parking will be accessed from an existing permitted entrance.

The development represents a phase of a previously permitted development, with the overall scheme providing for 115 apartment units.

Dublin City Council refused permission for the 12-unit apartment block last February.

The grounds for refusal included the council’s view that that block “would seriously injure the amenities of properties to the east, by reason its overbearing impact”.

The council noted it would also impact “future residents in the scheme by reason of overshadowing the communal open space and thereby reducing the quality of communal space”.

Arcourt then appealed this decision, however, and on June 6, An Bord Pleanála decided to grant permission for the apartment block.
