
Additional info sought for proposed warehouse plans

ADDITIONAL information is being sought in relation to the proposed construction of a 2,404 sq. m retail warehouse, with an overall height of 8.6 metres, in Belgard Retail Park in Tallaght.
The proposed unit will be located adjacent to Unit 7 in the northwest of the retail park, with plans for it to contain 1,409 sq. m of ground level retail floorspace and 995 sq. m of retail warehouse and storage space at mezzanine level.
There are provisions for signage for the unit and a service area to the rear.
Applicant Bryant Park QIAIF ICAV also includes plans in their submission for the demolition of the existing 16 sq. m single-storey access building to make way for a new standalone above ground pumphouse.
It is proposed that the on-site sprinkler tanks will be retained, and that the proposed new pumphouse will be 22 sq. m and will be located along the eastern boundary of the site.
The submission includes plans for the removal of 82 existing public and staff car parking spaces, the repositioning of ten car parking spaces to the eastern boundary and 11 new car parking spaces at the rear of the proposed unit.
The application includes provisions for bicycle parking, landscaping and all associated site works.
South Dublin County Council requested the submission of a number of items of additional information.
These items include a fully detailed retail impact assessment report, a traffic impact assessment report and the omission of a number of external signs.
South Dublin County Council requested additional information on the application on August 25, the applicant must submit the additional information within six months of the council’s decision date.
If the additional information is not received within the six-month period then the application will be considered withdrawn.
