Apartments planned for carpark at Ball Alley House

PLANS to build a 14-unit apartment complex in the carpark behind Ball Alley House in Lucan have been lodged with South Dublin County Council.

The applicant, Gerry Teague, is seeking to construct the four-storey apartment block and remove the existing 52 car-parking spaces.

As stated in the impact assessment included in the application, Ball Alley House is a protected structure having survived upwards of 200 years since its construction and its historic setting “will remain fully intact”.

CDP Architecture included in their assessment, on behalf of the applicant, that the car park of the pub has become redundant due to changes in drink-driving legislation.

Selected hedging and the existing car-parking spaces will make way, should the project be given the green light, for a single one-bedroom, 11 two-bedroom and two three-bedroom apartments.

Designs have been drawn up to show that each of the 14 apartments will received associated private open space in the form of balconies with the development being accessed from the Leixlip Road or Ardeevin Drive.

Although not specified, bicycle storage, along with associated landscaped courtyard and works are included in the application.

Labelled a “contemporary design”, the materials used in the apartment block show that it will be light or pale in appearance with balconies possessing glazed balustrades and zinc-clad top flooring.

“Set well back behind Ball Alley House”, the protected structure on the grounds, the development will remain “largely unseen” from the Leixlip Road according to the application.

The architect has stated that the “proposed development is considered to have a neutral impact on the Architectural Heritage of Protect Structures in the vicinity of the site”.

The closing date for third part submission in relation to this development is August 4, with a decision due on August 25.
