Concerns over plans for apartments at sports club

PLANS for a new apartment complex at the site of the Ballyfermot Sports and Social Club, led to concerns by the owners of the Gala building surrounding access to their property.
Three Castle Investments are seeking planning permission to build a mixed development containing 29 apartments, and regenerate the existing .

Ballyfermot United Sports and Social Club, who are owners of the site, gave permission for the plans to be lodged with Dublin City Council on October 30.
In November, Kaifan Limited made a submission to the planning application, stating they own the adjoining Gala building, which “includes a surface car park which abuts the subject property.”
According to the plans, Barry Clegg, from Kaifan Ltd, said they “broadly support” the plan, but the development, as proposed, extends past existing pedestrian and vehicle gates to the rear of their property on Blackditch Road.
Kaifan, who were established in April 2018 and are involved in buying and selling of real estate, said proposed landscaping and tree planning as it stood, would block access to their gates.
Dublin City Council planners subsequently expressed concern about this issue in a report to Three Castle Investments last November.
DCC also asked the applicant for additional information on drainage, elevations of the development onto Blackditch Road, and the “under provision” of car parking spaces, citing the preference for one car space per residential unit and additional car parking spaces for the public house.
In response this week, Three Castle submitted an extensive revision of the initial proposal, which they say presents “an improved scheme for the regeneration” of the existing club.
It says they have increased car parking spaces from six to 12, and enclosed a mobility management plan by NRB, to clarify how the development will meet the requirements of residents.
Up to 52 bicycle parking spaces are provided for in the revised plans, along with revised drawings to “present a continuous elevation to Blackditch Road.”
DCC have yet to make a decision on the planning application.
