Developer expected to pay €3.1m in fees for 340 residential units on Naas Road

DUBLIN City Council have granted permission for a development in Bluebell comprising over 300 residential units.

In October, Crekav Landbank Investments Ltd submitted an application seeking permission to build 340 residential units in eight blocks at Carriglea Industrial Estate, Muirfield Drive, Naas Road.

City planners have expressed concerns regarding the layout and design of proposed apartment block A in the development – which has since been revised according to the plans.

Part of Block J, containing eight apartments, is to be omitted and landscaped as part of an open space area.

According to the subject conditions, the developer is expected to pay a sum of €3,136,000 to the planning authority towards expenditure in respect of public infrastructure and facilities.

The National Transport Authority made a submission, supporting the development, which they said “represents an intensification of land use along a high capacity public transport corridor.”

The NTA did recommend Muirfield Drive was upgraded to provide a safe pedestrian and cycling environment.

Plans contain proposals for the demolition of 9,000 sqm of existing structures on the site, to make way for eight apartment blocks, along with the construction of a crèche, external play areas and 340 car parking spaces.

During the planning process, city planners asked Crekav to provide additional information in a number of areas, including the layout/design, in which they had “serious concerns” due to “close juxtaposition of all blocks and height mass of the blocks.”

Planners also had concerns regarding open space proposals and pedestrian/cycle routes.

The applicant was requested to look at upgrading the junction of Naas Road/Old Naas Road/Muirfield Drive.

The site has a stated area of 2.62 hectares and forms part of the Carriglea Industrial Estate.

There are currently two access points to the site, one from Muirfield Drive which is gated and locked, and the second from Concorde Industrial area, which is the primary access.

The site currently houses three industrial units with surface parking throughout.

Appeals can be received by An Bord Pleanála within four weeks of the decision date September 6.
