Draft plans for Tallaght Town Centre LAP predicts 1,250 dwellings in Broomhill

THE Draft Local Area Plan (LAP) for Tallaght Town Centre predicts the development of over 1,250 dwellings in the Broomhill area, while the development of Greenhills will be focused on developing businesses and employment in the locality.

The LAP outlines the proposed vision for the Tallaght area over a six-year period, from 2020 to 2026, however, the full roll-out of the ideas in the plan is expected to come to fruition over a longer period of 20 years.

Locations in central Tallaght have been split into eight different neighbourhoods for the purposes of the draft plan, and this week we will look at plans for two neighbourhoods in the outer reaches of the draft proposal – Broomhill and Greenhills.

Broomhill, a bustling centre of industry in Tallaght that is home to a number of businesses, has been earmarked in the draft plan for “emerging residential uses along primary frontages”, and for the area to be “predominantly business with more mixed-use residential” uses.

According to the proposed draft plan, between 1,250 and 1,667 dwellings could be developed in the Broomhill area.

Key objectives for the area include the transition to a mixed-use area, primarily focused on higher value commercial uses, and improved legibility throughout the area with new local routes and new connections to Kilnamanagh and the Tallaght University Hub.

Other key objectives include new corridors for green infrastructure connecting adjoining communities, and an improved green infrastructure buffer to Kilnamanagh.

In terms of open-space provision, the proposal suggests the development of a local pocket park along Airton Road, or a linear park along Airton Road and along the southern boundary with TU Dublin-Tallaght Campus, with new building frontage overlooking.

In Greenhills, the draft LAP focuses on developing it as a “consolidated, diversified and intensified place for business and employment, that is better connected to surrounding areas, including Greenhills Road and Bancroft Park.”

In terms of residential development, the proposal suggests that between 121 and 241 units could be developed in Greenhills, however the primary focus is on the area being a higher value commercial, industry and distribution area, with mixed-use along the Greenhills Road.

The key objectives of the plans for this area include the intensification of use for higher value commercial and employment uses, new local routes and connections to Bancroft Park, and improved interface with Bancroft Park and the Greenhills Road.

It is also proposed in the plans that the recreational amenities and green infrastructure value of Bancroft Park should be enhanced and protected, and the residential amenity of adjoining residential areas should also be protected.

Other areas that are part of the draft plan include Centre (The Square and surrounding areas), Cookstown, the Village, TU Dublin-Tallaght Campus, Whitestown, and the Town Park (Sean Walsh Park, Tallaght Stadium).

The draft plan is currently at the public consultation stage, and the proposed plan can be viewed at County Library and County Hall during normal working hours.

Council staff will be available to answer general queries in the foyer of County Hall every Wednesday, during the consultation period, between 11am and 1pm.

People with queries are also invited to speak with council staff in Tallaght Library on Thursday, October 10 from 1pm to 4pm; and Tuesday, October 15 from 4pm to 7.30pm.
