€9.5m guide price for 17 retail units adjacent to The Square

SEVENTEEN ground-floor retail units adjacent to The Square Shopping Centre at Belgard Square West in Tallaght have gone on the market with a guide price of €9.5m.

The units are already leased to a number of businesses, including restaurants, a bookmaker, a dental clinic and takeaways, on leases of between ten and 32 years, with the earliest due to expire in 2026.

Selling agent Capel Abbey Limited has described the units as being located in a “major commercial hub and social activity centre” for the Tallaght area.

The units benefit from surrounding public transport services, including the Luas and numerous Dublin Bus routes.

The units were constructed by Shelbourne Developments in 2005 and is anchored by Euro Giant, while other tenants include Boyle Sports and Smiles Dental.

When the retail units last went on the market several years ago, they sold for €5.75m.
