Full and final offers sought for landmark Kestrel Inn

FINAL offers for the landmark Walkinstown Kestrel Inn were sought by property agents this week.
Rory Browne of pub and hotel specialists, Morrissey's was inviting full and final offers for the premises, which occupies a commanding and visible trading position overlooking Walkinstown Roundabout.

The Kestrel comprises a substantial and well-appointed traditional style licensed premises maintained to a high standard throughout, according to a ‘for sale by private treaty’ brochure on Lisneys.
The property also enjoys valuable rental income from the adjoining investment which is let to Ladbrokes.
The bookmaker occupies the premises under a 20-year lease which is currently producing €24,000 plus VAT per annum.
Externally, the premises has ample off-street car parking.
Graham Canning bought the pub in 2004 for a record price of €7.3 million.
It closed in 2010, and the following year, publican Michael McGowan bought the premises for a price believed to be in the region of over €2 million.
Rory Browne of Morrissey’s says the property offers an “ideal opportunity to acquire a substantial and well-known suburban licensed premises complemented by function accommodation and investment income “with potential to further develop” existing business.
