Green light for the retention and conversion of Scholarstown House

PLANS for the retention and conversion of Scholarstown House in Rathfarnham and the construction of a 74-unit apartment block have been given the green light by South Dublin County Council.

Last October, Emmaville Limited lodged plans for the demolition of four existing sheds on site within the curtilage, and the retention and conversion of Scholarstown House, which is a protected structure.

Scholarstown House is to be converted into two residential units, comprising one two-bed and one three-bed apartment, served by private open space in the form of a ground-floor terrace.

The proposed works to Scholarstown House include but are not limited to internal re-configuration, and the re-location of the staircase to its original location within the house.

The removal of non-original features including the closing up of non-original openings, the creation of a new door opening within the existing alcove, and the blocking up of a window opening – both located on the northern elevation – are included in the planning application.

Permission is also being sought for the development of an apartment block, ranging in height from three- to five storeys.

The apartment block comprises 32 one-bed apartments, 33 two-bed apartments, and nine three-bed apartments, all served by private open space in the form of balconies and/or ground-floor terraces.

The proposed development also includes 100 sq m of residential amenities and facilities consisting of a reception, a communal amenity room and a parcel room.

The development will be served by a total of 40 car-parking spaces and 183 cycle-parking spaces accessed via a new pedestrian and vehicular access off Orlagh Grove.

The existing entrances on Scholarstown Road and Orlagh Grove are to be re-configured to provide for pedestrian and cycle access.

On July 11 last, South Dublin County Council decided to grant permission for the development with a number of conditions.

These include the lodgement of a financial contribution totalling €481,855.97, air-blown dust is to be minimised during construction, and the developer needs to enter into a wastewater agreement with Irish Water.
