Hairdressing unit sold for reduced price of €175k

A HAIRDRESSING unit in Lucan Village was sold for its reduced guide price of €175,000 at a Bid X1 auction last month.
The sold unit is currently being rented to Salon of Capelli, and surrounding occupiers, whose units did not form part of the sale, include Chang Asian Restaurant, The Hub and Katsuri Restaurant.
The property, which extends to approximately 88 sq. m, is arranged over ground floor only, to provide a mid-terrace retail unit, and it forms part of a wider mixed-use development.
The entire unit is let to Salon of Capelli on a 25-year lease, which began in 2004, with a contractual rent of €20,000 per annum, exclusive of rates and VAT.
The lease, which contains full repairing and insuring covenants, includes a rent review which can be undertaken every five years.
The property is situated on the northern side of Lucan Village on the Lucan/Newlands Road.
The property sold for €175,000 at Bid X1’s online auction on December 19, after attracting a single bid.
