
Mixed-use building plans are approved for St Claire’s Villa
PLANS for the construction of a three-storey, mixed-use building at St Claire’s Villa in Lucan have been approved by South Dublin County Council.
Lodged by John Shenton and Margaret Hanlon last September, the plans include the development of a building to house a new physiotherapy practice and an apartment.
The proposed practice is to consist of five consultation rooms, office space, staff areas, a rehab gym and studio area, all over two floors at ground and first floor levels.
A one-bedroom apartment with own door access and a dedicated private balcony area is to be located on the second floor level.
Provision of five car parking spaces and secure bicycle parking for six bicycles all on site is included in the application, as is backlit signage to the front façade of the building.
The demolition of the existing two-storey dwelling on site, known as St Claire’s Villa, also forms part of the planning application.
South Dublin County Council granted planning permission for the development on March 16, with a number of conditions.
These conditions include the stipulation that the rehab gym and studio area are to operate as ancillary to the physiotherapy clinic only and shall not be available for public membership.
The existing front boundary wall, including the existing boundary wall, is to be retained, according to the council’s conditions for granting permission.
