Permission granted for three-storey apartments at Colberts Fort

PERMISSION has been granted for the construction of a three-storey apartment building and an end-of-terrace two-storey house at Colberts Fort in Belgard, Tallaght.

Templemont Developments Limited lodged a planning application for the development last February, detailing their plans for the apartment block to house six apartment units.

The apartments are to consist of three two-bed units and three three-bed units, with external terraces/private gardens for each unit.

Provision of one end-of-terrace, two-bed, two-storey house is included in the plans.

Landscaping works at the site, and the development of a play area, a footpath, bin stores, eight car parking spaces, eighteen bicycle parking spaces and all associated site works, form part of the application.

South Dublin County Council granted permission for the plans on January 18, with a number of conditions.

These conditions include the requirement for car parking facilities for charging electric vehicles, and that no dwelling unit can be occupied until all the services for each unit are complete and operational.

Templemount previously lodged a separate, unsuccessful application for a development at the same site last year, when they sought permission for a three-storey apartment block containing eight units.

The council refused permission on a number of grounds, including the view that the development would “contravene council policy”, and would have an “overbearing impact” on nearby residences as a result of its height.

After South Dublin County Council refused permission, the developer then lodged an appeal with An Bord Pleanála, who ultimately upheld the council’s decision.
