Plans for apartment block at Ball Alley House

PLANS to build an eight-unit apartment block in the car park behind Ball Alley House in Lucan have been lodged with South Dublin County Council.

The applicant, Gerry Teague, is seeking to construct the three-storey terraced apartment block and remove the existing 52 car-parking spaces.

The residential units comprise four three-bed apartments at ground floor level and four four-bed duplex apartments on the upper floors.

Provision of private open space, bike storage, bin storage, car parking, communal open space, and other necessary site works is included.

A decision on the application is due from South Dublin County Council by September 13.

This follows on from Mr Teague previously being refused planning permission by the council for a 14-unit apartment complex at the same site in 2021.

The council refused planning permission for the apartment block as it “would be totally out of context in a neighbourhood of single-storey bungalows.”

The council also stated in its decision that the block would have “a significantly overbearing impact” and would “appear excessively dominant”.

Mr Teague then lodged an appeal against this, but An Bord Pleanála (ABP) upheld the council’s decision when it refused permission for the development last May.

In outlining its decision, ABP said the development would be “incongruous in terms of its design, scale, massing and bulk” and would be “out of character” with its surroundings.

They also noted that the development would “seriously injure the visual and residential amenities” of the area.
