Plans to demolish derelict pub to make way for apartment block

PLANNING permission is being sought for the demolition of existing derelict structures at the former McEvoy’s pub site in Newcastle to make way for the development of an apartment block.

Developer Rathgearan Ltd’s proposal for the site includes the construction of a two-storey apartment block, housing 15 units.

The 15 units will consist of three one-bed apartments, 10 two-bed apartments, and two three-bed apartments.

Ancillary development including using existing vehicular access/egress of Hazelhatch Road, with very minor modifications, is included.

A total of 18 car park spaces, including four ECV charging spaces, and 38 cycle parking spaces, open space, landscaping, boundary treatments, footpaths, ESB substation, and communal refuse area forms part of the plans.

A decision on the application is due from South Dublin County Council by August 28.

This is the second time that Rathgearan Ltd has sought planning permission for the site, after their application for the development of an 18-unit apartment development was refused last year.

The proposed apartment units were to be housed across two blocks, one three-storeys-high and one two-storeys-high.

However, in October 2022, South Dublin County Council refused planning permission for the development.

The council’s grounds for refusal included the applicant’s failure to demonstrate compliance with zoning objectives for the site.

The council also held the view that the development would “result in a significant and detrimental impact on the adjoining heritage asset”, particularly the historic fair green.

The council also noted in its decision that it would be a “visually dominant development [that] would have serious adverse effects on the special character of the Newcastle Architectural Conservation Area.”
