A REAL estate agent, with more than 20 years’ experience in the property business, is advising landlords to make sure their properties are up to spec as many landlords “aren’t aware of what the minimum standard of accommodation regulations are”.

Anthony McGee, the director and branch manager of REA McGee in Tallaght Village, is an experienced estate agent whose company also offers property and lettings management services, and he has seen first hand the importance of maintaining properties for the benefit of both tenants and landlords.

REA McGee provide a 24-hour-a-day service to all of the tenants and landlords that employ them as property managers, and being at the forefront of this has allowed Mr McGee to see areas where a lot of landlords may need some assistance.

Mr McGee told The Echo: “A lot of landlords aren’t aware of works that need to be carried out on houses, like carrying out inspections to assess gas boilers, fire safety, electrical issues, carbon monoxide alarms and appliances.

“A lot of landlords aren’t aware of the minimum standards of housing regulations, as landlord’s responsibilities are constantly evolving and it’s very hard to keep up to date with what’s required.

“We’ve been in property management for the last 20 years and we’ve seen a lot of ‘accidental landlords’, and they’re not sure where to turn.

“We look after everything, including the day-to-day running of the property, maintaining it, carrying out repairs and collecting rent when we manage a property.”

REA McGee also give monthly property statements to the landlords of the properties they manage, and Mr McGee added that their services are a fully allowable expense “in the eyes of Revenue”.

Fully detailed reports are also supplied to landlords periodically, containing pictures of the property and work that has been carried out.

“If you’re not getting periodical reports from your current agent, then you need to ask why that is,” said Mr McGee.

“We’re completely hands on and we take care of all of the landlord’s responsibilities.”

In addition REA McGee can provide photographic evidence of condition of the property on moving in and when tenants are vacating. This prevents any misunderstanding at the end of a lease where landlord is looking to withhold all or part of the deposit.
