Red Cow Hotel granted planning for expansion

AN BORD Pleanála upheld a decision by South Dublin County Council to grant planning permission to the Red Cow Moran Hotel for expansion plans.
Neighbouring businesses had objected to the proposals by the hotel, citing “serious concerns” over access areas between adjoining properties.

In February, the Red Cow Moran Hotel received planning permission from SDCC to increase the number of bedrooms by 128, which would provide a total of 435 bedrooms at the popular landmark.
An appeal was lodged to An Bord Pleanála by Ryan Wall Covering Limited and Ballincolly Property Limited, who own a number of commercial units at the adjoining Red Cow Business Park on the Turnpike Road.
The appeal cites “unauthorised access” at the hotel emergency/delivery point through their business park.
The submission by Kieran O’Malley and Co planners on behalf of Ryan Wall Covering and Ballincolly Property, states the expansion of the hotel in recent years has presented difficulties upon their clients’ properties.
In making their decision to uphold SDCC’s planning permission, the Board Having considered the proposed development – subject to compliance conditions – “would not seriously injure the visual amenities of the area, would be acceptable in terms of traffic safety and convenience and would be in accordance with the provisions of the South Dublin County Development Plan.”
Among the conditions listed by the Board are that the current gated entrance to the hotel surface car park, along the northern boundary of the Red Cow Business Park, shall be used for emergency access/egress purposes only.
It also states the entrance/exit from the hotel premises to the Red Cow Business Park at the western boundary of the Red Cow Business Park shall be used for delivery and emergency purposes only, and pedestrian access from the hotel to the business park shall be retained open and not closed off.
