Residential development plans for Dolcain House

PROPERTY developer Randalswood Holdings Ltd has lodged three planning applications with South Dublin County Council, seeking permission for a substantial residential development at Dolcain House on Monastery Road in Clondalkin, where the SIAC Construction head office is located.

The office building went on the market in September 2018 for €4.8 million, with one of the office development’s three blocks being occupied by SIAC on a five-year lease from February 17, 2014 at an annual rent of €100,750.

Three applications for planning permission at Dolcain House were submitted in early October this year, the first of which is seeking permission for the change of use of Dolcain House from an office building to residential units.

It is proposed that, with extensions and modifications of the existing blocks known as Block A and Block C and associated atrium, the building will house 86 residential units, consisting of 69 one-bedroom apartments and 17 two-bedroom apartments with associated staff areas.

It is proposed that the existing fourth floor of the building will be removed, for the construction of a replacement fourth floor, and a five-storey extension of the block to the north, and modifications to the structure will include the construction of one additional floor.

In their second application, Randalswood is seeking permission for the change of use of Block B of Dolcain House, into 24 residential units consisting of 20 one-bedroom apartments and four two-bedroom apartments, with associated gym facility and staff access.

The submission also contains plans for modifications to the existing lower ground floor car park and ground floor car park area of the building, to include landscaped areas, public open space areas, surface and lower ground floor level car parking, motorcycle parking, cycle parking and bin storage.

The third application seeks permission for the construction of a new building of 71 residential units, to be known as Block D, consisting of 46 one-bedroom apartments, 19 two-bedroom apartments and six three-bedroom apartments, across ground to sixth floor.

Provision for the relocation of the existing substation and the part removal of the existing podium slab between ground-floor level and lower ground-floor level, and modifications to the existing lower ground-floor car park and ground floor car park area to include landscaped areas, is included in the application.

A decision on all three of the applications is due from the council by mid-December.
