
1,123 residential plans and hotel at a cost of €625m for old Nissan site

PLANS for a €625m development, comprising a 1,123-unit residential development and a hotel, in Walkinstown have been given the green light by Dublin City Council.
Cork firm O’Flynn Construction Co Unlimited Company secured a 10-year grant of planning permission for development, called Southwest Gate, at the site, located between Long Mile Road and Naas Road.
The former Nissan site on the Naas Road at Walkinstown Avenue will be developed into a 1,123 residential development and a 148-bed hotel
The plans contain proposals for the construction of 13 blocks, including a 148-bed hotel and provision for build-to-rent units.
The residential aspect of the plans will be a mix of 724 build-to-sell units, 299 build-to-rent units, while 114 units have been ring-fenced for social and affordable housing.
Permission was also granted for the demolition of all existing vehicle trade buildings on the site, which includes part of the former Nissan Site.
A public space called Barnewall Square is proposed to the north west of the site, along with a public biodiversity park in the centre of the scheme and a public pocket park including an older children’s play area.
Primary vehicular access will be via Walkinstown Avenue with a secondary vehicular access on the Naas Road.
O’Flynn’s also sought road upgrade works to Walkinstown Avenue to facilitate improved vehicular, cycle and pedestrian access, including a loading bay to facilitate deliveries. Dublin City Council granted permission for the plans on February 19.
