170 build-to-rent apartments lodged for Glen Abbey Complex

PLANS for the demolition of existing industrial buildings at the Glen Abbey Complex in Cookstown Industrial Estate to make way for the development of 170 build-to-rent apartments have been lodged.

Developer Square Foot Property Services Limited submitted the planning application to An Bord Pleanála this month, following on from a pre-planning consultation they held with the planning board in 2019 for 219 apartments at the same site.

The new planning application for the Strategic Housing Development (SHD) centres on the demolition of the existing buildings and the construction of 170 build-to-rent apartments, a creche and associated site works.

It is proposed that the development will be arranged in two blocks across four- to seven-storeys.

The proposed residential development consists of nine one-bedroom studio apartments, 94 one-bedroom/two-person apartments, two two-bedroom/three-person apartments, 34 two-bedroom/four-person apartments, 24 two-bedroom/four-person duplex apartments and seven three bedroom/five-person apartments.

Provision of north, south, east and west facing terraces/balconies throughout the development is included.

Internal communal amenity spaces at ground and fourth floor levels comprising reception, gym, lounge, cinema/tv room, events rooms and ancillary areas form part of the plans.

In terms of car parking facilities, the plans include 73 car parking spaces comprising 64 basement spaces, four accessible parking spaces and five visitor spaces at surface level.

The reconfiguration/removal of existing car parking to the north of the site and the access road, resulting in a total of 28 car spaces serving the adjoining site, is also in the plans.

Permission for 354 bicycle spaces, comprising 264 resident spaces at basement level and 90 visitor spaces at ground floor level, is also being sought.

A decision on the application is due from An Bord Pleanála by July 29

Cookstown Industrial Estate has already been earmarked for a raft of residential developments.

These include the permitted development of 252 build-to-rent apartments at 66 and 67 Fourth Avenue, and a 196-unit residential development at Units 5A-C on Second Avenue.

Plans for the development of 1,104 apartments on lands to the west of Old Belgard Road and north, south and west of Cookstown Road, were lodged with An Bord Pleanála in March by Joseph Costello Absolute Limousines Ltd, the application is currently under consideration.

As reported in The Echo last February, the Belgard Heights Residents’ Association expressed concerns about what they view as an “overdevelopment of studios, one-bed and two-bed apartments” in Cookstown.
