28 apartment plans are lodged for Naas Road protected structure site

PLANS for 28 apartments at the site of a protected structure on Naas Road have been lodged with Dublin City Council.

Applicant Joinville Limited are seeking permission for the development at Hollybrook House, 55 Naas Road, Dublin 12.

The plans include the demolition of an existing shed structure to the northeast of Hollybrook House and construction of a two storey apartment building containing two-bed single storey apartments, as permitted under a planning permission granted in 2019.

Joinville are seeking the construction of a five storey apartment building (2,195.5sqm) containing a total of 28 units – including 23 one-bed and five two-bed apartments.

Proposals include a change of use of Hollybrook House from existing office use to one five-bed dwelling, with associated internal and external works, as permitted under a previous planning application.

Plans also include the demolition of existing modern brick archway along with brick wall and pier to the side of entrance for new wall and railings, a new entrance from Naas Road, and a designated courtyard containing nine parking spaces.

The existing three spaces off street parking in front of the single storey building at Naas Road will be retained.

Hollybrook House was built in 1900 according to the National Inventory of Architecture Heritage.
