Developer request to liaise with conservation officer

ADDITIONAL information has been requested about architectural conservation concerning the proposed demolition of three derelict houses and rear outbuildings on Main Street in Rathcoole.

Applicant Liam Fynes has proposed the works, with the site of the houses and outbuildings to be replaced by a 1.8-metre-high concrete block front boundary wall.

Replacement 1.5-metre aluminium grey painted access gates adjacent to the eastern boundary are also proposed.

Topsoiling, seeding, landscaping and ancillary works are proposed, all to form part of the curtilage of the ‘host’ bungalow which is situated to the rear of the derelict houses.

Widening and improvement works to the existing vehicular access to the host dwelling on the 0.29-hectare site are included in the proposal.

On March 25 last, South Dublin County Council requested additional information from Mr Fynes about his planning application.

The council has requested the provision of revised drawings and details in full from the applicant, regarding architectural conservation.

The local authority has requested that the applicant liaise with the council’s conservation officer and, following this, they should submit “alternative proposals”.

These alternative proposals should “make the existing structures/built fabric safe until such time that a new proposed sensitive development can be considered for this site,” stated the council.

“Any proposed works should secure the site, provide a hoarding along the front facades and existing gate in order to address the safety concerns raised in the planning application.

“This will allow the necessary works to secure the site and reduce safety concerns and the direct impacts along the public footpath.

“Marking the buildings off with appropriate hoarding or other measures will also ensure the building line and street form is kept in place until such time a proposed development is provided which would address the street frontage and keep the established building line.”

The applicant has six months from the date of the council’s request for additional information to supply the requested documents.
