Green light for two three-storey houses at Emmet Rd vacant site

PLANS for the development of two three-storey houses and the conversion of the first floor of an existing building into an a three-bedroom apartment on Emmet Road in Inchicore have been given the green light by Dublin City Council.

Applicant Clinton McDonald lodged the application last May, where he outlined plans for the development of three new three-storey, three-bedroom houses to be located on the vacant site to the rear of Emmet Hall.

The submission also contained plans for the conversion of the vacant first floor of the existing front building to accommodate a three-bedroom apartment with a new balcony terrace above three off-street car parking spaces to the rear.

The successful planning application included a proposal for vehicular access to be provided by creating a vehicular entrance, with steel gates, that will go through the vacant shop at 122A Emmet Road.

Permission was also sought for the demolition of the existing two-storey extension to the rear of 122 Emmet Road, in order to facilitate the planned vehicular entrance.

Dublin City Council granted permission for the development last month, with a number of conditions.

These conditions include the omission of the applicant’s planned third house “in the interests of residential and visual amenities in the area”, and that prior to the commencement of the development the applicant shall submit proposals for the development name, associated signage and number units to Dublin City Council for agreement.
