Hollybrook House developers seek amendment to planning

DEVELOPERS are seeking an amendment to a permitted development on Naas Road.

Joinville Ltd, who received planning permission in 2018 for 12 apartments at Hollybrook House, 55 Naas Road, Dublin 12, wish to add four apartments on site – 16 in total.

The site is listed as a Protected Structure.

According to plans lodged with Dublin City Council, the development consists of an amendment to Block A – a three storey apartment building  containing 12 apartments.

Joinville wish to provide an additional four apartments at the block.

The proposal also includes minor modifications to the permitted site development, landscape works and car parking spaces within the landscaped courtyard.

There are no works proposed to the protected structure arising from this application.

A separate planning application last year by Joinville to increase apartments on site to 19 in total, was refused permission by Dublin City Council.

Joinville Ltd wanted to replace a permitted three storey block with a four storey block containing 19 apartments.

In making their decision, Dublin City Council planners said the proposal would have a “detrimental impact” on adjoining residential amenity by reason of “overbearance, loss of privacy”, leading to a “negative impact of the character of the area”.

“The proposed development would seriously injure the amenities of neighbouring occupiers, would depreciate the value of property in the vicinity, and be contrary to zoning objectives and policies of the Dublin City Development plan 2016-22,” they said.
