
KCR House pub on the market with guide price of €1.75 million
THE KCR House pub in Kimmage has gone on the market with a guide price in excess of €1.75 million.
The premises consists of the popular pub, a first-floor former lounge bar which has planning permission for a two-bed apartment, and two adjoining apartments.
The lease of four years and nine months for the pub, at a passing rent of €117,000 per annum, expired last March.
According to the listing by selling agent Lisney, the property presents “a unique opportunity for either an owner-operator to acquire and continue and indeed drive the existing business with the introduction of a food offering (kitchen on the premises but not used) or alternatively for an investor to acquire the property and re-lease the licensed premises.”
The adjoining apartment development at 324 Lower Kimmage Road, consisting of two one-bed apartments, is part of the sale and brings in an annual income of €35,400 per annum.
Lisney noted in their brochure that the property was being brought to the market on their client’s instructions, who acquired the subject property in October 2000.
