
New café, with guaranteed footfall, to let for €32k p.a.

A CAFÉ is on the market to let at the former HSE site on Ballyfermot Road for €32,000 a year.
Declan Bagnall, a retail advisor with commercial property consultants BDM, is offering the unit to let at €2,667 per month.
The 1,368 sq ft unit is located on the corner of Ballyfermot Rd and Drumfinn Rd, on the site of the former HSE centre, and is available in June/July 2017.
Staffords Funeral Home received planning permission from Dublin City Council to develop the site in 2016.
Proposals for the development of a mixed-use facility included “a coffee shop and community-cultural-funeral services.”
The 1.04-acres site was sold in 2014 for in excess of €825,000, and contains three detached buildings, including the former health centre, a former childcare facility and former child psychology building.
According to BDM, the café will be fronting onto the busy Ballyfermot Road, and located within a new funeral home, crèche, pharmacy and medical centre scheme.
A BDM spokesman said they have received a good response to the unit since it went up last week.
“It’s part of a mixed-use development and has a guaranteed footfall,” said the spokesman.
The café will be handed over in shell and core condition with shopfront, along with 41 car parking spaces.
Plans and tenders are available on request.
Construction workers have been on site in recent months carrying out work which includes internal and external alterations, refurbishment of front façade, and a new main entrance at the front.
