Proposals for 31 residential units and five retail units rejected by council

PROPOSALS for a mixed-use development at Ballymount Road Lower in Walkinstown have been rejected by South Dublin County Council.

Developer Brendan Liddy was seeking to demolish existing houses 1-4 Ballymount Road Lower and construct 31 residential units and five retail units.

In refusing permission for the latest mixed-use proposals, council planners cited a number of reasons, with one reason stating the proposal would be premature ahead of the local area plan, which is due to be completed in 2018.

Council planners cited inadequate parking in the plans, concerns for the height of the proposed development, and poor quality streetscape.

According to the council, inadequate information was submitted in relation to visibility at the entrance site, surface water drainage, and possible effects of noise and road traffic.

A number of objections to the development were lodged by local residents, businesses and Independant Socialist councillor Dermot Looney.

The plans contained proposals for three-bed, two-bed, and one-bedroom apartments.

There was also provision for the creation of 36 surface-level car-parking spaces, along with boundary treatments and landscaping throughout the site.

Proposals for larger development containing 79 apartments over three blocks at the same site were previously refused permission in October 2015, following a number of submissions raising concerns about traffic, the height and design of the buildings, and the lack of car parking in the area.

That plan was deemed invalid due to its non-compliance with Part V (social housing) regulations.
