Relet turnaround time has reduced by 6% to 19.77 weeks

THE details of works at a social housing estate were presented to Councillors at a Council meeting at the end of last month.

The Balgaddy Housing Update Q2 Report – Housing Maintenance and Estate Management was presented by the Council to local representatives at the September Lucan Council meeting.

Amanda Mills, Senior Executive Officer with responsibility for Housing Allocations and Maintenance presented details regarding maintenance works.

“The majority of work completed were mechanical relating to heating issues and the next biggest issue was plumbing,” she said.

Relets have also seen an improvement from 2023.

“There has been a 6% reduction in relet turnaround time [county -wide in comparison to 2023], we are currently at 19.77 weeks which is a reduction from 2023 of 26 weeks.

“We’ve now a dedicated response maintenance contractor appointed to this LEA [local electoral area] that will deal directly with maintenance issues in this area, [and] we’ve completed a clean up of communal areas,” said Ms Mills.

The Energy Efficiency Retrofit Programme works are in progress at fifteen locations within Tor An Rí Walk with expected completion in Q3.

“Each home is anticipated to achieve a BER of B2 or better,” added Ms Mills.

The bins storage areas have also seen a marked improvement with Ms Mills drawing the attention of Councillors to photographs of those areas before and after they were repaired.

“Works have commenced on the bins storage areas in one block in Foxdene [Avenue] and they have been completed … two further boxes [are] to be completed,” said Ms Mills.

Details were also presented regarding maintenance painting. “44 units completed to date, 19 units in progress and a further 18 units surveyed and awaiting commencement of works,” said Ms Mills.

Fiona Hendley, Acting Senior Executive Officer over Estate Management and Anti-Social Behaviour presented details regarding Estate Management at Balgaddy.

The new Community Safety Officer and Housing Officer team are having internal quarterly meetings with the Community Development team to share information.

“So what’s happening in the community and the anti-social and the estate management initiatives that we can share.

“We represent estate management on the Balgaddy Action Group and meetings take place quarterly,” said Ms Hendley.

It is also anticipated that An Garda Síochána will play an important role at Balgaddy.

“We are scheduling a meeting with An Garda Síochána to identify ways to combat anti-social behaviour and try and identify those involved in intimidation in the local areas,” said Ms Hendley.

There is a new Garda and Estate Management Clinic which began on September 26 in the Bush Centre.

“Hopefully that will encourage people to come and talk and report incidents.

“Everything is taken in confidence and we treat those things very seriously and liaise with the Gardaí on those,” said Ms Hendley.

The Balgaddy Higher Level Working Group has a new Independent Chair, Mr Liam Casey, who is a former inspector at Ronanstown Garda Station.

Nominations for the group have been sought from South Dublin County Partnership and Tusla and the Council are awaiting a response.

The Group have had three meetings this year, with the next meeting date scheduled for December 10.

Construction works on the Balgaddy Community Centre continues with an expected completion date at the end of October.
