
Three sites adjacent to Liffey Valley Shopping Centre go on market for a combined €8.4 m

DEVELOPMENT land adjacent to Liffey Valley Shopping Centre has been put on the market for a combined value of €8.4 million.
The three sites are located just off the junction of the M50 and N4, and cover 7.44 acres.

They can be purchased separately or all together, according to Savills, which is handling the sale.
The sites contain Lot 1 (4.24 acres) €4.7m, Lot 2 (1.78 acres) €1.95m, and Lot 3 (1.42 acres) €1.75m.
The property was previously zoned for office use but this has been changed to ‘Major Retail Centre’ under the South Dublin County Council Development Plan 2016-2022.
Lot 1 is located among a number of motor showrooms such as Toyota, Kia, Volkswagen, Opel and Nissan.
The immediate area is home to a mix of commercial operators such as The Clayton Hotel, Volkswagen offices, Johnson & Johnson offices and Giraffe Childcare.
Lot 2 is located on the secondary road to Giraffe Childcare and Johnson & Johnson office building, and could be interconnected with Lot 1.
Lot 3 is located on the main Liffey Valley entrance roadway with an “excellent profile to the main thoroughfare.”
The area has been recently subject to new retail development with Killeen Motors site being developed as the new Toyota showrooms and more recently a development of four drive-thru food facilities directly adjacent to the Volkswagen showroom.
The development of the nearby Balgaddy-Clonburris SDZ meanwhile is expected to deliver 8,000 homes and up to 21,000 people.
