Uniphar House available to let for €760k over five years

UNIPHAR House on the Belgard Road in Tallaght is available to let for €760k per annum on a five-year lease according to letting agent JLL.

The site is owned by property developer Pat Crean’s company Marlet, along with the adjacent properties that formerly housed Cuisine de France and the Kerry Group.

The extensive site has 10-year planning permission for the construction of 438 apartments and 403 student accommodation spaces.

Last week, the Uniphar premises was listed as to let, and was described as comprising a detached industrial facility and a first-floor office facility.

The property extends to a total of approximately 72,262 sq.ft on a site of approximately 2.14 hectares.

The warehouse has a concrete floor with a metal deck roof with a clear internal height of approximately 9 metres.

Loading to the property is provided on the north of the building through eight dock level doors and one grade level door.

It’s noted in the property listing that part of the yard, totalling 0.68 acres, will be undergoing CPO works which are likely to commence in Q2 or Q3 of 2023.
