23 residential units planned on the site of Ballyroan House

HOMELAND Investments Ltd has submitted an application for planning permission to build 23 residential units, which will be a combination of houses and apartments, on the site of Ballyroan House in Ballyroan Heights.

The proposal outlines plans to build 21 houses and two apartments varying from one to three storeys in height, as part of a residential scheme.

It is proposed that three of these residential units, of two to three storeys in height, will be facilitated by the vertical separation and restoration of Ballyroan House, while the construction of 18 house units and two apartments are proposed for the site surrounding the house.

The proposed accommodation units will be in the form of one to four bedroom units in a combination of detached, semi-detached, terraced and apartment units across the site.

The proposal also provides for 43 car parking spaces, private open space areas in the form of side and rear gardens, courtyards, balcony and terrace spaces, public lighting, new pedestrian access to the adjoining park and the use of the existing access point from Ballyroan Heights for vehicular and pedestrian access.

The plans include the demolition of extensions to Ballyroan House, including a single-storey extension to the rear, a two-storey block work extension and the removal of an old ruin.

The proposal also contains plans to demolish an existing two-storey stable block which is in use as a garage, and the demolition of a single-storey print shop which is on site.

The construction of a modern glass and metal entrance to the fore of Ballyroan House and the construction of a modern glass and metal extension to the rear of the property also forms part of the proposal.

Further works to Ballyroan House are also proposed, which include the removal of internal walls and partitions, the removal of windows and the provision for new window and door openings.

Third party submissions are being accepted on the application until April 6, with a decision due from South Dublin County Council by April 27.
