26 two-bedroom units planned for Swiftbrook in Saggart

PERMISSION has been granted for the development of 26 two-bedroom units in Swiftbrook in Saggart, despite a third-party submission by a local residents’ group objecting to the development.

The applicant, Briargate Developments, has been granted permission to erect 13 maisonettes within the residential estate of Drury Mills in Crossforge, Swiftbrook in Saggart.

It is proposed that the development will include two terraced buildings.

One of the proposed buildings will provide 18 two-bedroom units across nine maisonettes, while the other building will contain eight two-bedroom units across four maisonettes.

Briargate Developments, which lists Carmel Neville, Anthony Neville and Karen Doran as the company directors, has also included plans for associated car parking and ancillary site works in their planning permission application.

The proposed development will be in the curtilage of a number of protected structures which formed part of Swiftbrook Mill.

These structures include the rag store, the chimney, the tail race, the mill ponds and the mill gates.

Local resident Josephine Carey submitted a third-party submission in April objecting to the development, which was also signed by 26 other Drury Mills residents.

The issues raised within the third-party submission included concerns about the potential for increased traffic, about concerns that infilling will “ruin” the character of the village and the possibility that the development will “overwhelm” the village.

Concerns were also raised about the potential for the maisonettes to “negatively impact of the visual amenity” of the existing houses in the area.

South Dublin County Council granted permission for the development on July 26.

Briargate Developments has previously been granted planning permission for a number of housing developments in the Swiftbrook area of Saggart.
