64 dwellings planned for Old Court Road

PERMISSION is being sought for the development of a housing development to consist of 64 dwellings on the Old Court Road in Firhouse.

Applicant Capami Ltd has outlined plans for the development to be situated on a site area of 3.8 hectares, located south of Old Court Road.

There are plans for the development to consist of 48 houses, comprising one two-storey, three-bed detached house, 24 two-storey, three-bed semi-detached houses, ten dormer, two-bed semi-detached houses, and 13 two-bed bungalows.

It is proposed that 16 apartments, which will also form part of the residential development, will be housed in three two-storey buildings.

It is also proposed that access to the development will be provided via a new vehicular entrance from Old Court Road.

There are provisions for all associated site development works, car parking, open spaces and landscaping.

Another application lodged by Capami concerning the development of 133 dwellings on a site at Oldcourt Cottages is currently under appeal with An Bord Pleanala, after the council granted permission for the development.

Last September two separate appellants, one of whom is a first party applicant representing Capami Limited and the other of which is a third party who lives in an area near the proposed development, lodged appeals with An Bord Pleanala.

The first party applicant lodged an appeal relating to a section of the council’s conditions for granting planning permission for the development which required the omission of six of the proposed dwellings.

The appellant is seeking the removal of this condition, stating that the omission of the dwellings “is not required for any purpose other than a subjective judgement not based on a detailed analysis of either open space or lands required for attenuation.”

The third-party appeal has been lodged by three Oldcourt residents, who live near the subject site, expressing an objection to the council’s decision to grant permission for the development.

They outlined a number of reasons for their objection to the proposed development, including the risk of flooding and the lack of an environmental impact study.

A decision on the appeal has not yet been made by An Bord Pleanala, and a decision on Capami Ltd’s current application is due from South Dublin County Council by February 24.
