Amendments approved for Royal Liver Retail Park build-to-rent apartments

DEVELOPERS received planning permission to make amendments to a previously approved development at the Royal Liver Assurance Retail Park on the Old Naas Road.

Shorevale Investments Limited received planning permission in 2020 from Dublin City Council for 1,102 mostly build-to-rent apartments at the site.

Shorevale sought amendments to the approved plan which include a reduction from 129,210 sq.m to 128,736 sq.m, and a reduction from 1,102 to 1,098 apartment units.

The applicant is also seeking a reduction in car parking spaces from 874 to 715 spaces, an increase in motorcycle spaces from 37 to 39, an increase in bicycle parking spaces from 1,896 to 2,318, and an increase in communal amenities and support facilities from 4,477 sq.m to 4,684 sq.m.

The site is bounded by Kylemore Road to the west, Old Naas Road to the north, Naas Road to the south; and Brooks building providers to the east.

According to plans lodged with the city council, permission was granted in 2020 for nine buildings, divided into 11 blocks ranging in height from 7 – 18 storeys.

The development comprises build to rent residential, shared accommodation and office uses at upper floors, and supporting uses including crèche, community, retail, café /bar / restaurant, medical centre, pharmacy uses at ground floor level of the blocks.

City planners granted the request for amendments on January 15.
