PLANS have been lodged for a 336-unit residential development on Fourth Avenue and Cookstown Industrial Estate Road, which backs onto Maelruain’s Field, following on from a wave of expected development in the area.

As previously reported in The Echo, planning permission was granted to developer Pyrmont Property Developments Limited last August for the construction of a 107-apartment unit development on Second Avenue in Cookstown.

The same developer also fast-tracked plans for a separate 196-unit residential development, also to be located on Second Avenue in Cookstown Industrial Estate, and those plans are currently under consideration by An Bord Pleanála (ABP).

Two separate fast-track applications for developments in the industrial estate’s First Avenue were submitted to ABP by property developer Bartra, the first one was submitted last September for a 351-unit residential development, while the second was submitted last March for 150 build-to-rent units, in five- to six-storey blocks, and 222 shared-living bedrooms.

Nearby, at the junction of the Belgard Road and Belgard Square North, the Marlet Property Group has received planning permission for the Belgard Gardens development – to contain 438 apartments, a 403-student bed-space scheme and a new urban quarter.

The most recent application, concerning Fourth Avenue in Cookstown Industrial Estate, was lodged with ABP by Steelworks Property Development Ltd on May 1.

The applicant is seeking permission for the demolition of an existing building on-site to make way for the construction of 336 build-to-rent apartments, and there is provision for commercial units, a crèche and associated site works in the application.

A decision on the application is due by July 2.
