Concerns of overdevelopment of site behind De Selby

South Dublin County Council has requested additional information on a proposed apartment block off the Old Blessington Road in Tallaght.

Applicant OCW Developments Ltd lodged an application in October seeking permission for the construction of 12 two-bedroom apartments in a three storey apartment block on the lands behind De Selby Lawns in Kiltalown, Tallaght.

The proposed development is made up of six ground floor, two bedroom apartments and six two bedroom duplex units at the first and second floor.

The plans also provide for a connecting foul sewer, a vehicular entrance to the north of the site with access and exit onto De Selby Lawns, pedestrian access onto Blessington Road, internal access roads and landscaping and all associated works.

The council noted that the 12 apartments would result in the ‘overdevelopment of the site’, and the area, which would stand at 44 dwellings per hectare, would have ‘excessive density” relative to the immediately surrounding low-density developments.

South Dublin Council requested that the applicant submit additional information on a number of points before making a decision on the application.

They requested that the applicant submit revised drawings that incorporated an appropriate density to provide an appropriate balance between the existing densities within the area.

The council also requested that OCW Developments submit revised drawings addressing the Planning Authority’s concerns of the potential of overdevelopment of the site and the layout, scale, bulk, height length and massing of the proposed apartment block.

The council also requested that the revised plans include a reduction of the number of units on site.

The council requested that the applicant submit a revised landscape masterplan including the provision of a natural play area, the noise nuisance assessment, a reduction in the proposed boundary wall and a drawing to show the surface water layout.
