
Developer clarifies info for Edmondstown Mill plans

A DEVELOPER has clarified additional information which was submitted in relation to the proposed development of the Edmondstown Mill in Rathfarnham, in order to facilitate the construction of four buildings which will house 25 residential units in total.
Relmont Limited lodged an application with South Dublin County Council last November, outlining plans for the conservation, extension and modification of the existing structures and protected structures on site to allow for the construction of a residential development.
The development will also include the demolition of storage sheds and other minor structures and walls, and the proposed relocation of the existing vehicular entrance from the Edmondstown Road.
It is proposed that an existing three-storey original building ancillary to the Edmondstown Mill will undergo conversion, conservation and modification works to provide three residential units, comprising two two-bed apartments and one one-bed apartment.
The applicant has proposed some alterations to the eastern elevation, and the demolition of the adjoining 20th century single-storey plant room to provide a two-storey extension on the footprint of the demolished structure.
The second building on site will also undergo conversion, conservation and modification works to facilitate the development of two one-bed apartments, while the third building will consist of the partial demolition of an existing two-storey 20th Century storage building to include the retention of the existing primary concrete structure.
It is proposed that the third building will become the subject of extensive elevational changes, and it is proposed that an additional storey will be constructed, and that the structure will house eight apartments with provisions for balconies for each unit.
The submission contains plans for the fourth building to provide 12 two-bed apartments, with four balconies proposed.
In March, the applicant submitted additional information that was requested by South Dublin County Council, including a lighting report and a traffic report, and last month they submitted a clarification of this additional information after the council requested it.
A decision on the application has yet to be made by the council.
