
€8m for development site with plans for 131 residential units
A RESIDENTIAL development site on Stocking Lane in Rathfarnham, with planning permission for 131 residential units, has gone on the market with a guide price of €8m.
The subject site has planning permission for a Strategic Housing Development (SHD) comprising a mix of 21 houses, 46 duplexes/duplex apartments, and 64 apartments.
The site is zoned for the protection and/or improvement of residential amenities, and benefits from being in close proximity to the M50, Marlay Park and St Enda’s Park.
In the property listing, selling agent Andrew Sherry from Savills Commercial stated: “The site is irregular in shape and extends to approximately 2.49 ha (6.16 ac), is set in grass with a gentle slope from west to east.
“The site frontage onto Stocking Lane is characterised by hedging and mature trees in various conditions.
“The entire comprises; 2.42 ha (5.94 ac) site with planning permission for 131 residential units and 0.09 ha (0.22 ac) site with an existing four-bed house known as ‘St Winnows’.”
However, the development is currently the subject of a judicial review, after High Court proceedings were brought by Ballyboden Tidy Towns against the developer behind the plans last year.
The group claims that An Bord Pleanála’s decision to grant permission is flawed, in terms of both domestic and European law, and should be set aside.
