Embankment pub site on market for offers in region of €6 million

THE site of the former Embankment pub on the Blessington Road, with planning permission for a 129-bed hotel and 45-unit aparthotel, has gone on the market for offers in the region of €6m.

A planning application concerning the former site of the landmark pub was previously lodged by Mardivale Limited, which is run by the McGettigan family, who own local hotel The Address Citywest – formerly Kingswood Hotel – and McGettigan’s Cookhouse and Bar.

Permission for the demolition of the pub and existing incomplete buildings on the site, to facilitate the development of a hotel and three aparthotel buildings, was granted to Mardivale by South Dublin County Council on May 24.

Last Friday, a for sale sign for the 7.3-acre site was erected by Lawrence J Conway Property Services, who is handling the sale.

Mr Conway told The Echo that there has already been interest in the site, and that the landowner is looking for offers in the region of €6m.

When asked about the demand for plots of land with full planning permission, Mr Conway said: “A great deal of the time, when there’s plots of land that are on stream with planning permission, they buy them and change them.

“It’s very possible someone might buy the Embankment site and change the planning – but that’s entirely up to the purchaser, they mightn’t change anything at all.

“I would say the planning permission for this site won’t change at all, just from the response we’re getting.

“We have three interested parties in the UK looking for further information on it.

“From the feedback we’re getting, I think the site will be as the planning suggests – a three-to-four-star, middle-of-the-road hotel.”

Though the Embankment closed its doors more than two decades ago, its legacy has become the stuff of local lore – with many leading musicians such as the Dubliners and Luke Kelly entertaining revellers in its heyday.

There are also unconfirmed reports that Bob Dylan once went to the pub and was transfixed by a performance by the Dubliners.
