Kestrel establishment sells for over €1.8 m guide price

TWO PUBS, one in Walkinstown and another in Kilmainham have been sold recently.
The landmark Kestrel pub at Walkinstown roundabout has gone sale agreed for more than its €1.8m guide price.

It has ample off-street parking and also benefits from rental income from an adjoining investment which is let to Ladbrokes bookmaker. This letting pays a rent of €24,000 plus Vat per annum.
It sold for a record price of €7.3m during the boom, but after the crash it closed and was subsequently reported to have been bought for a much lower figure.
Over in Kilmainham, Murray’s pub has been purchased. Morrissey’s guided €700,000 for the modern, purpose-built, lock-up premises. It enjoys a pivotal trading position at the centre of Kilmainham directly overlooking the Camac River and the intersection of Bow Bridge with Kilmainham Lane and Irwin Street.
Extending to 2,260 sq ft, it comprises a ground-floor bar and lounge as well as basement storage. It is also on the tourist trail which runs between the Royal Hospital, Guinness Hop Store, Christchurch Cathedral, Dublin Castle and Trinity College.
