A PRIME public house and restaurant site located at the junction of the Old Naas Road and Kylemore Road is being offered for sale with an asking price of €700,000.

The Kylemore House, Canaba Restaurant and adjoining car park is being offered for sale through Morrissey’s in three lots.

It is described as a “substantial strategically located licensed complex” that extends to approximately 475 sq m on a 0.2 hectare site.

The Kylemore House pub extends to 218 sq m and includes a lounge car, kitchen, toilet and service accommodation with the Cabana Restaurant extending to 255 sq m with a kitchen, toilet and service accommodation located within.

Potential for development, subject to planning permission, and “considerable” alternate use could entice buyers, who have until 3pm on Wednesday, July 27 to submit full and final offers.

The site is being offered in three lots with a price tag of €350,000 attached to the individual properties – lot one includes the entire property, lot two includes the Kylemore House and lot three includes the Cabana Restaurant.

Nearby occupants include the Royal Liver Retail Park, the Sheldon Park Hotel, FBD Insurance and JFK Industrial Estate.
